36ha (90 acres) property for residential development with superb ocean views
This 36 hectare (90 acres) farm is located on the Nicoya Peninsula near the village of Corozalito, south of the 5 Star Hotel Punta Islita. The area where the property is located is one of the most pristine areas the Nicoya Peninsula has to offer. Here you find still abundant wildlife due to the fact that there is a lot of nature around. This property offers spectacular ocean views from all parts of the estate but from the upper part of the property you can overlook the whole coastline from Corozalito down to Cabo Blanco.
This is the ideal setting for an upscale mountain hotel or spa/yoga resort near the beach or a small residential community set into the nature.
Regarding property development there was already a lot accomplished. Internal roads were made and approximately 20 building sites cleared and leveled. All of these building sites have ocean view but some sites are bigger and some smaller. If one wanted to install a mountain hotel one could build individual bungalows on the smaller platforms and bigger buildings or communal installations like restaurant, pool etc. on the bigger sites. In between the plateaus there is a lot of natural growth and some forested parts which could be used for communal use with trails. Because of the natural zones on this property every building site offers a lot of privacy.
As you can see on the enclosed Google Photo the biggest forested part is in the back of the property and goes up to the highest point of the farm. This area would be perfect for putting extensive trails in to enjoy the nature.
There is very good water on this farm as two natural springs originate on the land. Both have water all year round and one of those springs is the origin of a creek. This creek is passing through the property and there is a little waterfall in it´s course. In the rainy season this waterfall is quite impressive.
The grid comes to the property! The owner had electricity put in already so it would only be necessary to connect each building site.
The access to the property is by public road and the Municipality is obliged to keep the road in a good condition. Right now the last kilometer of that road before getting to the property is not in such a good shape due to the fact that nobody is living there and therefore the Municipality doesn´t do much. But as soon as a development would take place then this would be a different story.
There is an airstrip at only 3km drive from the property and the nearest beach, which is Playa Corozalito is about 5km or 10 minutes drive away.
This property has great potential and on the Nicoya Peninsula it is difficult to find something with similar characteristics at such a reasonable price!
